The primary role of the candidate is to help identify, source, underwrite and ultimately acquire multi-tenant shopping centers throughout the Eastern half of the country.

Job Description:

  • Prepare and update financial models in Excel and/or Argus for potential acquisitions including analysis of leasing, financing, venture decisions and internal rate of returns, cash-on-cash returns and various other return metrics.
  • Coordinate with brokers and/or joint venture partners to gather all necessary materials for target acquisitions.
  • Develop preliminary opinion on potential acquisition target valuation incorporating all provided materials.
  • Compile and review third-party market research for target markets and properties including leasing void analysis and potential targets for site specific value add opportunities.
  • Coordinate and assist with asset due diligence process, including interfacing with third-party vendors, brokers, property managers and potential lenders.
  • Generating new and extensive database for the purpose of deal origination within the brokerage world at a wide range of price points.
  • Prepare internal investment committee presentation and assist pitching them as part of the acquisition process.

Competencies:

  • All candidates must have a BA or BS degree from an accredited institution, preferably in real estate, finance, business, accounting, economics or related area. Must have strong academic credentials.
  • Candidates must have a minimum of (8) years of real estate experience.
  • High proficiency with Microsoft Excel. Proficiency with ARGUS is not a requirement but strongly encouraged.
  • Experience with financial modeling with an understanding of basic real estate finance concepts and metrics
  • Comprehension of real estate terms and concepts such as net/gross leases, CAM, CAM reconciliations, contracts, rents/percentage rents, operating expenses, capital expenditures, recovery of expenses and property types
  • Strong writing skills as well as verbal interpersonal/communication skills.
  • Organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously. This is a crucial skill that the candidate must possess.
  • Ability to function both in a team-oriented setting and independently.
