Position Summary:

Company is seeking a top-tier Investment Associate who will be an integral part of the deal team responsible for every facet of the company’s acquisition, development and disposition activities, guiding and executing on investment strategy, and supporting ongoing asset management and the execution of the business plan for existing investments. In this role, the successful candidate will be responsible for managing the successful execution of the acquisition process under tight time frames and while interfacing with a variety of external and internal stakeholders, including senior management.

Primary Duties and Responsibilities:


  • Lead development detailed and thorough financial analysis and underwriting for potential acquisitions.
  • Conduct comprehensive market and sub-market research and analysis to determine validity of investment thesis and underwriting assumptions
  • Tour potential acquisitions to determine quality of asset and verify underwriting assumptions
  • Prepare and help present detailed investment committee presentations for senior management summarizing the investment thesis, target returns, scenario analysis, market and sub-market research, etc.
  • Quarterback the due diligence process for new acquisitions
  • Lead implementation team during due diligence.
  • Conduct market and macroeconomic analysis to support company investment strategy and provide recommendations on potential acquisitions
  • Review closing statements.

Dispositions / Joint Ventures

  • Conduct detailed valuation and scenario analysis relating to hold/sell decisions for existing assets utilizing Argus and discounted cash flow models.
  • Prepare presentations for review by senior management relating to disposition opportunities
  • Quarterback the disposition process by facilitating information flow between property and broker.
  • Travel to properties for onsite meetings with brokers and property management teams.
  • Manage the seller side due diligence process including fielding and responding to potential buyer questions.
  • Review all marketing materials.
  • Assist in the process of choosing a buyer.
  • Assist in potential buyer interviews.
  • Help negotiate contract with potential buyers.

Asset Management

  • Update property valuation and cash flow projections for existing assets on a quarterly basis to determine current values utilizing appropriate market capitalization rates, rental rates and other assumptions.
  • Manage and oversee annual property business plan and budget development in conjunction with property management, accounting and other members of the asset management team.
  • Oversee and support quarterly reporting responsibilities to investors, joint venture partners, lenders, etc.
  • Help train and mentor analysts.
  • Assist with general corporate-level or strategic planning analysis and/or projects.
  • Assist with the preparation and maintenance of various corporate financial models.

Qualifications/Skills and Knowledge Requirements:

  • Strong understanding of fundamental economic, finance, and accounting (GAAP) principles.
  • Expert skill set in the use of Argus and Excel.
  • Detailed knowledge of real estate finance.
  • Must possess a team-oriented, winning attitude.
  • Ability to handle multiple projects at once and manage well to deadlines.
  • Strong communication, interpersonal, analytical and organizational skills.
  • Familiarity with Yardi a plus.

Education and Experience:

  • Bachelor’s degree in Business, Finance, and/or Accounting required; MBA preferred.
  • Minimum of three (3) years of commercial real estate analyst experience required.
