Position Summary:

This position reports directly to the SVP OF Acquisitions and is responsible for coordinating all acquisition and development underwriting efforts and overseeing the timely completion of underwriting to meet call-to-offer dates and closing dates.

Primary Duties and Responsibilities:

  • Working with SVP Acquisitions, CEO and CFO to identify and qualify properties for acquisition and development on basis of the investment criteria.
  • Must be expert at utilizing ARGUS underwriting software and excel modeling.
  • Analyzing the underlying credit worthiness of tenants in multi-tenanted office buildings and developer customized financial models that includes complex financial analysis, waterfall analysis, financial forecasting, financial statement evaluation, valuation, capital budgeting, cash flow forecasting, tax forecasting, financial management and general research.
  • Performing comparative sales, rental rate, occupancy, medical market analysis.
  • Assist in managing the relationships with owners and brokers involved with acquisition and development deals under contract.
  • Meet deadlines while balancing priorities.
  • Development Modeling
  • Coordination of Third Party due diligence reports with the ability to complete market study reviews and financial ROI models.
  • Read and interpret legal documents such as loan documents, physical and environmental studies.
  • Responsible for writing detailed, coherent, comprehensive executive summaries and Offering Memo’s, evaluating properties, locations, demographics, comparable analysis on medical sub market, the economy, demand/supply, etc. through various methods (MRA, local broker feedback, internet and national database research and field research.
  • Consistently communicate with Underwriting Team to insure accuracy of the Pipeline content and to facilitate the investment committee’s consideration of acquisition and development transactions.
  • Maintain all underwriting files and communications.
  • Organize and maintain underwriting files on server.

Qualifications/Skills and Knowledge Requirements:

  • Bachelor’s degree in Business Administration, Accounting, Finance, Real Estate, or related field is required. Graduate degree in these areas is preferred.
  • Minimum of 4 years of relevant work experience required. Experience in commercial real estate and financial analysis is strongly preferred.
  • Competence with various software programs, including Microsoft Excel and ARGUS.
  • Overnight travel requirements of up to 20%
